Rental Information

Everything You Need to Know Before Renting With SGH

SGH Property Management Inc. wants to make the rental process clear and simple. This page explains the basic application requirements, income qualification, move-in costs, utilities, renters insurance, pets, and move-in process. Requirements may vary by property. The rental agreement and applicable addenda will contain the final terms for each home.

APPLICATION PROCESS

1. Find a Home

Browse our available rentals and choose the property that works for your household.

2. Apply Online

Every adult who will live in the property must submit a separate rental application and provide all required information and supporting documents.

3. Application Review

We review the application, income documentation, rental history, credit and screening information, and other applicable qualification requirements.

4. Approval

If approved, we will provide the next steps, including the holding deposit, lease documents, renters insurance requirements, and utility setup instructions.

5. Lease & Move-In

Complete the required payments and documents before receiving keys and possession of the property.

APPLICATION REQUIREMENTS

All adults who will live in the property must submit a separate rental application.

Each adult applicant must provide:

  • Valid government-issued photo identification
  • Proof of income
  • Employment information, when applicable
  • Rental history
  • Current contact information
  • Information for all intended occupants
  • Three references
  • Any additional documentation requested to complete the application and screening procees

All information provided must be complete, accurate, and verifiable. Missing or incomplete information may delay the application process.

INCOME QUALIFICATION

SGH uses the household’s combined verified net monthly income to determine income qualification.

As a general qualification standard:

36% of the household’s verified net monthly income must be equal to or greater than the monthly rent.

Example

If the household’s verified net monthly income is $8,000:

$8,000 × 36% = $2,880

The household meets the income requirement for a property with monthly rent of $2,880 or less.

If 36% of the verified net monthly income is less than the monthly rent, the household does not meet the income requirement for that property.

Meeting the income requirement is one part of the overall application and screening process and does not guarantee approval.

MOVE-IN COSTS

The standard move-in amount consists of:

One Month’s Rent

The first month’s rent must be paid as required before move-in.

One Month’s Security Deposit

The security deposit is equal to one month’s rent.

For example, if the monthly rent is $2,800, the total security deposit is $2,800.

$1,000 Holding Deposit

After the application is approved, a $1,000 holding deposit is required to reserve the property.

The holding deposit is not an additional charge. The $1,000 is applied toward the total security deposit.

Example Monthly Rent: $2,800

Total Security Deposit: $2,800

Holding Deposit Paid: $1,000

Remaining Security Deposit: $1,800

First Month’s Rent: $2,800

Important

The security deposit is a security deposit only. It is not the last month’s rent, second month’s rent, or payment toward any future month’s rent.

Monthly rent must continue to be paid according to the rental agreement.

RENT & ONLINE PAYMENTS

Residents will use the SGH online Resident Portal to manage their rental account.

Through the portal, residents can:

  • Pay rent online
  • Review charges and balances
  • View account activity
  • Access important documents
  • Submit maintenance requests

Available payment methods and any applicable payment-processing fees will be displayed in the portal.

UTILITIES Utility

responsibilities vary by property.

Depending on the property and its utility configuration, residents are responsible for establishing certain utilities directly in their own name. This will be either:

  • Electricity only, or
  • Gas and electricity

The specific utility setup requirements will be provided before move-in.

Water, sewer, trash, and common-area electricity will remain under the property’s utility accounts. These costs will be prorated and allocated among residents each month based on the property’s applicable utility billing method. The resident’s allocated utility charges will be billed in addition to the monthly rent. The exact utility responsibilities and billing method for each property will be explained in the rental agreement and applicable utility addendum.

RENTERS INSURANCE

Renters insurance is required.

Residents must obtain the required renters insurance before move-in and keep the policy active throughout the tenancy.

Once an application is approved, SGH will provide the specific requirements, including:

  • Required coverage amount
  • Additional interest information
  • Instructions for submitting proof of insurance

PETS & ANIMALS

Pet policies vary by property.

Applicants should provide accurate information about any pets during the application process. Where pets are permitted, applicable requirements and charges will be provided before move in.

BEFORE MOVE-IN

Before receiving keys and possession of the property, all applicable move-in requirements must be completed.

This may include:

  • Signing the rental agreement and required addenda
  • Paying all required move-in funds
  • Providing proof of renters insurance
  • Setting up required utilities
  • Providing any remaining requested documents

SGH will provide final move-in and key instructions once the required steps are complete

Before sending funds or providing sensitive personal information, confirm that the rental listing and payment instructions are from SGH Property Management Inc. or an authorized SGH application portal.
