Rent can be paid securely through the online tenant portal. The portal also allows tenants to view charges, payments, and their current account balance.
Rent is due on the date stated in the lease agreement, typically on the first day of each month. Tenants should review their lease for the exact due date and any applicable grace period or late-fee terms.
Submit maintenance requests through the maintenance Page or tenant portal. Please provide the property address, unit number, and a clear description of the problem.
For emergencies such as active flooding, a major plumbing leak, fire, a suspected gas leak, or any situation presenting an immediate safety risk, contact the appropriate emergency service first when necessary, then notify property management immediately.
The property owner generally handles repairs resulting from normal wear and property-related issues. Tenants may be responsible for damage caused by the tenant, household members, guests, pets, misuse, or negligence, as permitted by the lease and applicable law.
Pets are allowed only according to the property’s pet policy and lease agreement. You may need written approval before bringing a pet onto the property, and applicable pet rent or other permitted charges may apply.
Renters insurance may be required under the lease. When required, coverage must remain active throughout the tenancy and meet the coverage requirements stated in the lease.
Tenants should not change or replace locks without first obtaining management approval. Management must maintain appropriate access to the property as permitted by the lease and applicable law.
Some properties have master-metered utilities that are allocated among residents according to the lease or utility billing agreement. These charges may include water, sewer, trash, or other applicable utilities.
Utility charges may appear after the actual usage period because utility providers issue bills after usage occurs and management must receive and process the bill before allocating applicable charges.
