Tenant Maintenance Tips

Small Steps Make a Better Home

A comfortable home is a shared effort. Simple everyday habits can help prevent damage, improve safety, and keep the home running smoothly. Here are a few important maintenance tips for SGH residents.

Report Leaks Early

A small drip can quickly become a larger problem. Report leaking faucets, toilets, ceilings, pipes, or signs of water damage as soon as they are noticed.

Keep Drains Clear

Avoid putting grease, food scraps, wipes, paper towels, or other inappropriate materials down sinks and toilets. Proper use helps prevent clogs and plumbing backups.

Take Care of Heating & Cooling

Keep vents and air returns unobstructed by furniture or personal belongings. Where residents are responsible for HVAC filters, check and replace them according to the lease or property instructions.

Protect Against Moisture & Mold

Use bathroom ventilation when showering, keep areas around windows and sinks dry, and report persistent moisture, leaks, unusual odors, or visible mold promptly.

Watch for Pests

Keep food properly stored, dispose of trash regularly, and maintain clean kitchen areas. Signs of rodents, insects, or other pest activity should be reported promptly.

Keep Safety Equipment Accessible

Never remove, cover, disconnect, or tamper with smoke alarms, carbon monoxide detectors, fire equipment, or other safety devices. Report any device that appears damaged or is not functioning properly.

Care for Appliances

Use appliances according to their intended purpose and keep them reasonably clean. If an appliance provided with the home stops working, submit a maintenance request rather than attempting a major repair.

Don't Attempt Major Repairs

Electrical, plumbing, HVAC, gas, and other significant repairs should be handled by authorized personnel. Residents should report the problem rather than attempting potentially unsafe repairs themselves.

Help Prevent Emergencies

Know where emergency exits are located and immediately report conditions such as major water leaks, electrical hazards, suspected gas odors, or other situations that could threaten people or property.

Need Maintenance?

For non-emergency repairs, residents can submit a maintenance request through the SGH Resident Portal with a clear description of the issue and photos when helpful.
